Annexure - A
General Specifications for the construction of the Cottages including specifications for construction, building material, fixtures, fittings and furniture etc.

A. Foundation:
R.C.C. Framed Structure designed by a qualified structure engineer based on I.S. Code for Earthquake zone of the area.

B. Superstructure:
1) 9” thick external walls.
2) 4 ½ “thick internal walls.

C. Roof:
1) Wooden Thatched roof of wood as per Elevations.
2) Outer covering to be made of water proof sheed.

D. Internal Wall finish:
1) All Interior walls painted based on Interior Design and color scheme of rooms.

E. External Finish:
Front External wall finished with exterior Paints and entrance with stone/tile cladding as per designs .

F. Flooring:
Both bedrooms and living rooms have wooden flooring.

G. Kitchen:
1) Counter with Granite top.
2) Good quality sink in stainless steel of ISI mark.
3) Microwave oven of LG make or equivalent.
4) One LPG gas cylinder burner with auto ignition and chimney
5) One gas cylinder with regulator.
6) Colored designer tiles on walls up to 5’-0” level over counter
7) Geyser with provision of hot and cold water supply.
9. One cutlery/crockery set of good quality make.
10). One set pf general cooking utensils required for Indian meals Cooking.

H. Toilet / Bathroom:
1) Counter for basin with granite top.
2) Geyser with provision of cold and hot water supply.
3) Exclusive fittings and fixtures finished in latest designs and shapes.
4) One designer towel set.
5) ISI marked white designer sanitary wares with dual Flush system.
6) Light colored designer tiles on walls up to 7ft of Orient or Equivalent.

I. Bedrooms:
1) Exclusive designer king’s bed with side racks in teak Wood finish in each bed rood or sofa cum bed.
2) Two bed sheets sets.
3) Spring Mattresses in Coir-décor (sleep well) or equivalent.
4) Curtains with lining and sheer curtains in matching wooden pelmets.
5) Wooden cupboard with teak wood veneer finish.
6) One room freshener bag.

J. Living room:
1) provided with one sofa cum bed set of designer ranger (3 seater) And two designer single seater (with upholsteries Matching colour scheme of the interiors) and centre Table with glass top.
2) Provided with one study table and chair in teak wood Finish.
3) Provided with one refrigerator of 160 litres of LG or Equivalent make.
4) Provided with one colour television (21”) of LG or Equivalent.
5) Provided with all decorative materials such as paintings, Lampshades locker in each room etc.
6) Curtain with lining and sheer curtains in matching Colour with designer wooden palmets.
7) One room freshener bag.

K. Woodwork:
1) all external doors and windows frames and shutters made of hard wood with polish as per elevations and designs.

L. Electrical Works:
1) All wiring, MCB and distribution boards as per ISI Standards.
2) White Switches of Anchor or Equivalent makes.
3) Provision of Spot Lights and musical doorbell.
4) All lights fittings as per designer outlay of interior.

M..
1) The terrace area in front of the first floor will have tiles flooring and fencing with arrangement of light points and provision of planting Decorative plants.
2) Green Landscaping as per design for open areas and driveways.
3) Boundary wall and Gates and railings etc as per architects designs.
